The 1st Home Program is offered throughout the St. Louis County area and St. Louis City. This program is provided through multiple different groups in the area, Beyond Housing, Better Family Life, NECAC, and others. But, like the MHDC program this down payment assistance is coordinated through your mortgage loan officer in conjunction with your mortgage application, I can help. The State of Missouri has a down payment assistance program through the Missouri Department of Housing Commission referred to as MHDC, this program serves the entire state of Missouri. The MHDC First Place Program is only for first time home buyers and home buyers that have not owned a home in over 3 years. In the St. Charles County area nearly the entire area is covered by a $5,000 down payment assistance provided to first time home buyers.
There are income restrictions to this program determined by family/household size and geographical area. Please go to our “Calendar of Events“ page for a complete listing of our Home Buyer and Financial Literacy classes. In addition to participants of our Home Ownership and Housing Counseling programs being required to attend these classes, all members of the general public are welcome to attend as well.
Programs by County
Our program is designed to educate, counsel, advocate, and assist home buyers with the home buying process. We do this by providing home buyer education that covers the benefits of homeownership, credit, lending practices, home inspections, and more. Our counselors assist with credit building, budgeting, and savings plans.
This program is great for first time home buyers, that need help with there 3.5% FHA down payment. Keep in mind that Jefferson County is also partially in the USDA Rural Development territory, the USDA mortgage program is a great no down payment mortgage program open to any home buyer. Other requirements of this program includes income limitations depending on household size and home buyer education and counselling is required.
First Time Homebuyer Program for Charles County
0% interest rate, program is forgivable 20% each year for 5 years. Open to all purchasers but if you own a home, it must be sold prior to settlement. If you have $500 you can receive $84,000 in Down payment assistance when you purchase a home in Washington, DC. Eviction notice or delinquency notice from landlord or mortgage company or a signed lease for deposit assistance.

Most, but not all programs and jurisdictions, have this requirement. A first time home buyer is someone who has not owned a home in the past three years or has lost a home due to divorce and has legal custody of minor children. For the IDA program, household income may not exceed 200% of the federal poverty guidelines. Please go to our Information and Guidelines page for a complete listing of “income guidelines“. Gross household income from all household members and all income sources (including child support, disability, retirement, etc.) must not exceed 80% median income. Home buyers can receive down payment and closing costs assistance. The MHDC First Step Program also has a great Conventional option that utilizes a 3% down payment mortgage, so the 4% down payment assistance can be used for a larger down payment and/or closing costs. This program is the same program as that in St. Louis County, provided by the same providers, and coordinated through your mortgage loan officer. Money that can be used not for down payment and closing costs but instead you can put that money to making your new house a home. There will be a lot of items that are needed with your new home, allow me to show you how to use down payment assistance to help. The money provided can be used for either your down payment, your closing costs, or both. The programs does require that you contribute at least $1000 of your own money in the purchase of your new home. Again here this program is very similar to that in St. Louis County with some slight differences, and the down payment assistance program provides up to $5,000 to help you buy your first home.
If you are finding that you don't qualify for MHDC or any of the local down payment assistance programs we can look at these programs for help. They provide more lenient credit qualification and higher to no income limits. The MHDC down payment assistance program will provide up to 4% of the loan amount for down payment assistance to you, this program is an excellent option for first time home buyers who will utilize the FHA mortgage program. We are one of the few lenders in the area that offers MULTIPLE in-house down payment assistance programs. These DPA programs are designed to fill the holes that many of the local and state down payment assistance programs.

Meade, Huntingtown, La Plata, North Beach, Odenton, Owings, Pasadena, Severn, Waldorf, and the Upper Marlboro, all of Washington DC, and Northern Virginia, including Alexandria, Arlington, and King George County areas which are in violation of the law. This program provides up to $3,000 in St. Louis County, except Florissant where the down payment help is $3,500, and in St. Louis City the down payment assistance is $3,500. The table below illustrates the income limits based on family size and 80% of area median and monthly income. Must complete home buyer education and one-on-one counseling with “Homeownership Ready” status. Title companies are welcome to have certified title agents join our team. Agents must be trained in order to become a certified title agent with Beyond Housing. CityLift Program with Wells Fargo Mortgage and NeighborWorks $20,000 for down payment, City of Washington DC or Prince Georges County.
The qualification for this program is very similar to the First Place Mortgage Program except that they allow for a much higher household income. FHA has a minimum down payment requirement of 3.5% and by using the MHDC program your entire down payment requirement for FHA is covered. Plus, you have a little extra money left over to be used toward closing costs. First time homebuyer programs in Charles County
We work with all lenders and realtors and offer monthly training sessions to assist in understanding how the program works and what is required.
